THE ELEVEN COMMANDMENTS WHEN APPLYING FOR A MORTGAGE LOAN
|
|
We all know how difficult it could be to obtain a loan these days, securing a home loan is the most important step in the home-buying process. Here are the eleven commandments for getting your financing: - Thou shalt NOT change jobs, become self-employed or quit your job.
- Thou shalt NOT buy a car, truck or van or you may be living in it!
- Thou shalt NOT use credit cards excessively or let your accounts fall behind.
- Thou shalt NOT spend money you have set aside for closing.
- Thou shalt NOT omit debts or liabilities from your loan application.
- Thou shalt NOT buy furniture.
- Thou shalt NOT originate any new inquiries into your credit.
- Thou shalt NOT make large deposits without first checking with your loan consultant.
- Thou shalt not change bank accounts or transfer monies between existing accounts.
- Thou shalt NOT co-sign a loan for anyone.
- Thou shalt NOT purchase other properties during this transaction.
Thank you in advance for not making any drastic changes in your finances while going through the mortgage process. If you have any questions about the “do’s and don’ts” while buying or refinancing your home, please call me before you make any decisions that could ultimately affect the outcome of your financing. |

Twenty Reasons To Hire a REALTOR®
|
|
- Homes are bought by comparison. I have a large inventory at my disposal through MLS while you have an inventory of one.
- I am very familiar with competitive houses so I can help you position your home well.
- It is hard negotiating for yourself. I have lots of experience in writing contracts and can negotiate aggressively on your behalf.
- Buyers are not always forthright about their financial situation. I insist on pre-qualifying before I even bring you an offer.
- My lender contacts and mortgage experience help buyers get the financing they need.
- Most buyers don’t want to tell the seller why they don’t make an offer. I can probe the buyer or his agent for that information.
- Any follow up you do with a buyer can be seen as desperation. I follow up as part of my job so that you are not perceived in a compromising light.
- I can showcase your improvements better so that you don’t appear like you are “selling.”
- Most sellers who spend their time as a For Sale By Owner end up by listing in the end. A recent NAR survey found that only 11% of sellers nationally ended up selling by owner. Why spend your time and money if in the end you will hire a REALTOR®?
- Unqualified buyers can tie up your home. I make sure that doesn’t happen.
- Personality conflicts with a buyer can get in the way. I come between the buyer and the seller so that personalities don’t enter in.
- Most buyers use a REALTOR®, which increases the number of buyers who will see your home.
- I can mobilize my company agents and other area REALTORS® on your behalf.
- An NAR survey of recent closed sellers found that REALTOR®-assisted sales brought in 20% more sales price than For Sale By Owner sales.
- A FSBO sign makes you vulnerable for any curiosity seeker or unsavory character. When you list, only buyers accompanied by a REALTOR® will get into your home.
- Being accessible to show your home limits your personal time and cuts down the available showing time. When you list, your property will be available during normal showing hours and the prospect will always be accompanied by me or another REALTOR® .
- Additional exposure through MLS and the Internet brings you a higher price.
- I orchestrate the contract-to-closing process, including the appraisal, buyer-loan process, title, inspections, pest control, survey, etc., taking this burden off of you.
- I make sure that you are compliant with all laws relating to the sale of your home.
- I only get paid when I get the job done.

Want to help your sellers? Here are 10 quick fixes that make a house more likely to be snagged up by buyers, according to home stager Lori Matzke, founder and president of Centerstagehome.com in Minneapolis:
1. Paint the trim, columns, front door, and the light fixture. 2. Replace the storm door with a full-view one. 3. Clean all the window screens. 4. Add new mulch and a potted plant by the front door. 5. Remove mirrors from over the fireplace so buyers focus on the fireplace. 6. Move furniture 1 1/2 to 2 feet away from the walls to create the illusion of more space. 7. Get rid of any movable storage pieces in the kitchen and take all the clutter off the refrigerator. 8. Clean and regrout the bathroom floor tile. 9. Replace dated bathroom vanities with trendy (and economical) pedestal sinks. 10. Put colorful bedding and matching window treatments in all the bedrooms .
